Hiring a buyer's agent is free for the home buyer. The seller and the listing agent have already negotiated the commission percentage. So if they negotiate a 6% commission, and you don't hire a buyer's agent, the listing agent will get all 6%. If you hire a buyer's agent, the two agents will split that commission. So not hiring a buyer's agent, will not save you money. In fact you will probably lose money, because you do not have an agent properly negotiating the sales price on your behalf.

Contracts: Don't trust one of the biggest purchases of your life to an online contract. An experienced agent can help you understand what you are reading and signing.
